Commercial Drain Problems: A Checklist for Greenville Property Managers

A commercial drain problem can disrupt several people even when the first symptom is one sink. Before arranging work, identify the affected unit, fixtures and person authorized to approve the scope. A tenant branch, shared private sewer, grease line and site stormwater basin are different assets. The best preparation makes those distinctions clear without assuming the cause.

Record the operating pattern

Explain when the problem appears, which equipment was discharging and whether neighboring units have the same symptom. Keep previous inspection and cleaning records. A recurring restriction after the same operating activity may justify a different assessment from an isolated object in one fixture.

Coordinate access and authorization

Identify the landlord, facilities contact or manager responsible for shared access. State which rooms can be taken out of use and what work window is needed. Confirm actual attendance availability and charges before planning a shutdown. A website enquiry does not establish that an out-of-hours crew or particular equipment is available.

Separate kitchen pipes from grease equipment

For food-service premises, describe sink, floor-drain and grease-waste symptoms and the recent interceptor service history. Pipe cleaning and grease interceptor pumping are separate tasks. Ask which work, waste handling and documentation are included. A kitchen cleaning visit should not be assumed to establish compliance with every applicable operating requirement.

Distinguish private stormwater assets

Parking-area ponding can involve an inlet, accumulated basin material, a connected private pipe or downstream conditions. Confirm who maintains the asset before arranging private work. A sanitary sewer contractor visit does not automatically cover a public street drain or solve a wider drainage-design concern.

Agree on findings and completion records

Ask what inspection, cleaning extent and flow checks are included and how the findings will be recorded. If a structural defect is reported, review a separate repair scope. Work beneath a floor or shared hardscape also needs a restoration and authorization plan. Keep the records with the building maintenance information.

Set maintenance from actual evidence

A useful maintenance interval follows the use, prior restrictions and pipe condition. Do not assume every building needs the same recurring visit. Review what the plan covers, what would change the interval and how known repair needs will be handled. Maintenance cannot guarantee that a damaged sewer will never back up.
